The 4 Main Types of Construction Drawings, Explained

"Construction drawings" isn't really one document type — a complete permit set is four distinct disciplines layered together, each drawn by a different kind of professional, answering a different question about the same building. Knowing which is which makes it much easier to understand what a jurisdiction is actually asking for.

1. Architectural drawings — what the building is

Architectural drawings define space, layout, and appearance: floor plans, elevations, building sections, room dimensions, door and window placement, and finish materials. 2. Structural drawings — why it stands up

Structural drawings and calculations demonstrate that the building's frame, foundation, and connections safely carry gravity and lateral loads — beam and joist sizing, foundation design, and connection details. This is the discipline most often requiring a professional engineer's stamp.

3. MEP drawings — how it functions

Mechanical, electrical, and plumbing (MEP) drawings show HVAC layouts and equipment, electrical panels and circuiting, and plumbing risers and fixture layouts. On anything beyond a simple residential project, MEP has to be coordinated directly against the architectural background to avoid clashes discovered during construction rather than on paper.

4. Civil and site drawings — how it sits on the lot

Civil or site drawings establish grading, drainage, utility connection points, and the site plan showing the building's footprint relative to property lines and setbacks — the sheet a zoning reviewer typically checks first, before construction itself is even evaluated.

How the four disciplines fit into one permit set

A jurisdiction rarely reviews these four as one undifferentiated stack — they're commonly routed to different reviewers with different expertise, which is exactly why a mismatch between disciplines (a beam on the structural set that doesn't match the architectural reflected ceiling plan, for example) is such a common rejection cause. A coordinated permit set produces all four against the same background from the start, rather than assembling them separately after the fact.
