Commercial Tenant Improvement Drawings

Commercial build-outs run on a lease clock, so every review cycle costs rent. Tenant improvement permits combine architectural, life-safety, accessibility and MEP review, and a missing occupant-load calculation or accessible-route detail can add weeks. We assemble the full set to pass on the first submission.

We draw offices, retail stores, restaurants and cafés, medical and dental clinics, salons, gyms and warehouses.

  2. 02

    We draw and code-check

Your set is drafted to your jurisdiction's adopted code and checked the way a plan reviewer would check it.

  3. 03

    You submit, we support

You get a permit-ready set, and we respond to any plan-check comments until it's approved.

Drawings delivered in 5–7 days. City review time after submission depends on your jurisdiction.

Frequently asked questions

What's in a tenant improvement permit set?

Architectural floor plans, a code analysis, a life-safety and egress plan, accessibility details, and MEP sheets. Food-service spaces also need health-department plans.

Do you prepare restaurant health-department plans?

Yes: kitchen equipment layouts, finish schedules, plumbing fixtures such as hand sinks and grease interceptors, and the exhaust hood layout.

Does commercial work need a stamped set?

Commercial permits almost always require a licensed architect's or engineer's seal. We provide sealed sets in all 50 states.

Can you work from the landlord's base-building plans?

Yes. Send the shell drawings or a site measurement and we'll build the tenant improvement set on top of them.

Already have drawings that just need a seal? See our PE stamp & seal review.
