Life Safety and Egress Plan Requirements for Commercial Permit Drawings
Of every sheet in a commercial permit set, the life safety and egress plan gets the most scrutiny — because it's the one document that determines whether people can actually get out of the building in an emergency. Occupant load, exit count, and travel distance all flow from a single calculation, and getting that calculation wrong cascades into every other decision on the permit drawings.
It starts with occupant load
Occupant load is calculated by dividing a space's square footage by an occupant load factor specific to its use (assembly space, business office, mercantile, and so on carry very different factors). That single number then drives the required number of exits, minimum exit width, and plumbing fixture counts elsewhere in the permit drawings — which is why an incorrect use classification early in design can force revisions across multiple sheets later.
Number and arrangement of exits
Once occupant load crosses a threshold (commonly 49 or 50 occupants, depending on use and jurisdiction), a space typically needs a minimum of two exits, arranged so that if one is blocked by fire or smoke, occupants can still reach the other. Exit doors also need to be separated by a minimum distance — often a fraction of the space's diagonal dimension — so both exits can't be compromised by the same localized hazard.
Travel distance and common path of travel
Travel distance is the maximum distance an occupant can walk from any point in a space to reach an exit, and it's capped by code (commonly in the 200–300 foot range depending on occupancy and whether the building is sprinklered). "Common path of travel" is a related, stricter limit on how far someone can travel before having a choice of two directions — both need to be measured and shown as dimensioned paths on the egress plan, not estimated.
What the egress plan sheet actually shows
A complete life safety plan layers several pieces of information onto one diagram:
- Occupant load posted for each room or area, with the calculation method noted
- Exit doors and egress paths shown with directional arrows
- Travel distance dimensioned from the most remote point to the nearest exit
- Fire-rated corridor and separation walls identified with their rating
- Exit signage and emergency lighting locations
Why this sheet drives so much of the review
Because egress calculations cascade into so many other requirements — fixture counts, corridor widths, door hardware — an error here is rarely a single-sheet fix. Getting the occupant load and egress plan right before the rest of the permit drawings are finalized is the single highest-leverage step in avoiding a multi-round commercial plan check.
