MEP Coordination: Preventing Clashes in Mechanical, Electrical, and Plumbing Plans
A permit can be fully approved and a project can still stall on-site because a duct, a beam, and a drain line were all designed to occupy the same physical space. MEP coordination — making sure mechanical, electrical, and plumbing systems don't physically conflict with each other or with the structure — is meant to happen on paper, inside the permit drawings, long before it becomes an expensive field problem.
Why clashes happen in the first place
Mechanical, electrical, and plumbing systems are frequently designed by separate consultants working from the same architectural background but not always cross-checking against each other's layouts in real time. A duct routed through a ceiling cavity, a structural beam at the same elevation, and a plumbing vent stack trying to pass through the same joist bay is an extremely common — and entirely preventable — collision when coordination is skipped.
Where clashes typically occur
A handful of locations account for most real-world MEP clashes:
- Ceiling cavities — ductwork, electrical conduit, and fire sprinkler piping all competing for the same limited vertical space
- Structural framing — plumbing or mechanical penetrations through beams or joists that weren't designed to be notched or drilled at that location
- Mechanical rooms and shafts — equipment and risers sized without confirming actual available clearance
- Below-slab plumbing — drain lines conflicting with footings or grade beams not visible until excavation
How coordination gets built into permit drawings

On more complex commercial projects, this coordination increasingly happens through 3D modeling before drawings are finalized, but even on simpler residential and light commercial projects, cross-checking MEP layouts against the structural framing plan by hand catches the majority of conflicts.
Sequencing matters too
Structural framing is typically the least flexible system — it's far easier to route a duct or conduit around a beam than to resize a beam around a duct. Coordinating MEP layouts against a finalized structural plan, rather than in parallel with a structural design still in flux, avoids most late-stage revisions.
The cost of catching it late
A clash caught during design review costs a redline on a drawing. The same clash caught in the field costs demolition, rework, and schedule delay — which is exactly why MEP coordination belongs in the permit drawing phase, not the construction phase.
