Patio Cover and Porch Permit Drawings: What Gets Checked at Plan Review
An open patio cover and an enclosed porch look similar from the street, but they follow different permit paths. The dividing line is whether the structure is open on the sides or enclosed — and that single detail decides whether your drawings need to address energy code, egress, and electrical, or just structural attachment and setbacks.
Open patio cover vs. enclosed porch
An open patio cover — posts, beams, and a roof with no walls — is reviewed almost entirely on structural attachment, post and footing sizing, and setback compliance. An enclosed porch, with walls, windows, or screens, starts to resemble a small room addition in the eyes of a plan checker, which can pull in the same energy code and structural review that applies to any conditioned space.
What a patio cover permit drawing needs to show
At minimum, expect a reviewer to check:
- Post and footing layout with sizing appropriate to the roof span
- Beam and rafter sizing for the roof structure
- Attachment detail, if the cover ties into the existing house structure
- Setback distance from property lines, since covered structures often count toward lot coverage limits that open decks don't
When a porch crosses into 'room addition' territory
Screening in a porch, adding permanent glazing, or introducing heating or cooling all shift a project from a simple structural review into the same energy code compliance territory as a sunroom or full room addition. If the project scope includes any of those, it's worth planning the drawing package around that classification from the start rather than discovering it mid-review.
Roof load considerations
Patio covers and porch roofs still have to carry local wind, snow, and — depending on region — seismic loads like any other roof structure, sized against the same load calculations that apply to a full addition, just at a smaller scale. A lightweight-looking cover structure doesn't get a lighter structural review just because it's small.
